Sign up as a Host → Complete verification (ID + proof of address) → Add your property details (photos, description, pricing, availability, house rules) → Submit for review. Most listings go live within 1–2 hours after approval.
You’ll need to provide: government-issued ID, proof you can legally rent the property (e.g., title deeds or management agreement), and safety/compliance documents (e.g., gas/electrical certificates, EPC, fire safety if applicable). We use secure checks to verify.
HostSpot charges 7% commission on each confirmed booking. This is deducted from your payout. VAT (20%) applies only to the commission — not the accommodation price.
Funds are credited to your wallet immediately when the Contractor pays. You can cash out (withdraw) after 3 days from check-in (if the Guest is satisfied and there are no complaints). Payouts are processed via Stripe. You’ll see the net amount (after 7% commission + VAT on commission) in your dashboard.
Refunds follow the cancellation policy you chose for the listing (Fully Refundable, Partially Refundable, or Non-Refundable). You keep the amount based on timing. The platform fee is non-refundable. Guests are advised to check your specific policy before booking.
Yes — when creating your listing, select one: • Fully Refundable: Full refund if cancelled by a deadline you set (often 24–72 hours before check-in). • Partially Refundable: Partial refund (e.g. 50%) if cancelled after your deadline. • Non-Refundable: No refund if cancelled, except in extraordinary circumstances. Guests see this before booking.
Security deposits are optional (you set the amount). HostSpot holds the deposit until check-out + your confirmation (no damages). If there are damages with proof (photos/receipts) within 7 days of check-out, you receive the deposit amount. If no issues, it’s released back to the Guest.
Use your Host dashboard to: update your calendar, view bookings, track earnings, communicate with Guests, and get maintenance alerts.
It must be safe, clean, habitable, and compliant with UK laws (e.g., smoke alarms, fire safety, electrical/gas certificates). We may remove listings that don’t meet standards.
Yes — you have full control over accepting, rejecting, or countering requests/bids. Quick responses help improve your visibility on the platform.
Hosts should not cancel confirmed bookings except for unavoidable reasons (e.g., property uninhabitable). If you cancel: • Guest receives full refund. • You may face penalties (e.g., fee deducted from payouts, reduced visibility). Repeated cancellations can lead to account suspension.
Yes — a 3% Transaction Fee is charged on any withdrawal of funds from the Platform. This covers processing costs.
